A number of surgical proceedures have been cancelled at Lagan Valley Hospital in Lisburn because of a burst water main.
The South Eastern Trust says patients are being given bottled drinking water after a number of out buildings and basement were flooded overnight.
NI Water says the burst pipe could take some time to repair as it's in "a difficult position with other services nearby".
In a statement the company said "NI Water staff, along with the Northern Ireland Fire and Rescue Service, worked through the night to minimise and prevent further damage;
However, the basement of the hospital and two residential properties were affected," it said.
"NI Water is working closely with hospital staff to minimise the impact on hospital services whilst the repair is being carried out."
Large storage tanks have also been deployed to the hospital so other facilities can still be used.
